Pros: It does an amazing amount for us and allows PM's easy access 24/7. You will love it. The ability to track communication between parties has never been made this easy. Key word...easy. Even I am able to use this and I am less than tech savvy. Cons: It is web based so be prepared to wait for it to load on occasion. Our biggest wait time is for application screening. Overall: Because this software allows for so many things to be tracked, our time searching for communications with both tenants and owners is greatly diminished. Appfolio staff seem very responsive with developments or improvements your client base has recommended. One suggestion, I would like to see a place where a permanent rental reference could be done at move out by the PM, and be readily accessible to be sent along to another Landlord upon their request for a referral.
